OK -- that's it -- SUMMERTIME is done and we're back to school, back to work, AND THE BUYING IS STILL EASY!
Brokers are advertising 3.99% and lower 5 year rates. Prime - 0.75% gives you a 2.25% variable rate! Some are inching that rate up by 1/4 %, but still UNBELIEVABLE!
Well priced listings once were selling, some with more than one offer. Now we're back to a "normal market" where about 60% of all listings will sell within a 60 day time frame. Some areas HAD experienced unusual activity, such as pockets on the Westside of Vancouver, off-shore buyers were competing for homes. This is NOT the case everywhere in Greater Vancouver! Price your home within 3% of the recommended price and you've got a desirable listing! Might even sell at or above List Price.
